Your Home isn't for sale, your House is!

You are strongly considering listing your home for sale......NOW is the time to get prepared; both mentally and physically, so that your experience with selling your home will be positive and successful!

Getting Mentally Prepared

  • Your home must become a house, the "product" for sale
  • This is a big mental shift because most people have strong emotional attachment to their home, including how its decorated
  • Once a home owner can let go of their attachment to their current home, knowing that someone else will soon own it anyways, then the marketing of the house will become extremely easy
  • Your house will be marketed to your target market, today's informed, saavy buyer
  • In order to market it properly, you must determine how you will present your house based on who your buyer would be: a Couple, Young Family, Retired, etc
  • You want to present your house so that it is the most attractive to the buyer, because you want the buyer to choose your house over any of the competition
  • This requires your house to be presented in a way that reflects the ideal lifestyle that the buyer is looking to achieve by moving
  • The sooner you can see selling your house as a marketing activity; that decisions and strategies will be made to attract the most buyers, the more successful you will be!

Getting (Your House) Physically Prepared

  • Many times the idea of staging is overwhelming because home owners don't consider it until after they've made the decision to sell....and now want the house listed right away.
  • Staging is often about a lot of little details that, when all completed, make a drastic impact on how buyers will see your house
  • BUT, if you've now only given yourself 2 days to complete all of these little tasks, the stress and pressure become very high
  • It is much easier to start your staging TO-DO list from the moment you are quite sure you want to sell, but not yet have an exact timeline
  • This way, you can work on the house over many weeks, rather than a few days, and you can greatly reduce the stress that is often associated with selling your house

TIP: A home that is priced right and well presented will sell fast! Imagine not needing to continually clean up for months of showings and multiple open houses! A bit of up-front work will save you an immense amount of time and stress when you sell.

If you want to sell your home for Top Dollar in your market, here is a checklist of basic items that need to be completed before you put your home on the market.
